I'm Jaci Hiatt, a licensed Louisiana Realtor serving Lafayette and the surrounding Acadiana parishes with The CJ Group, brokered by eXp Realty. My day-to-day runs on both sides of the business — residential real estate, and the operations side of a home-services and construction company. We walk the property together. I pull closed sales from your subdivision, widen only if there aren't enough close matches, and show you the comps grid and the adjustments — not just a number.

A short, prioritized punch list of what actually returns money at resale and what to leave alone. If it needs a trade, I know who to call.

Market

Professional photography, floor plan, MLS syndication, and social and print pieces built on one consistent look. Your listing should look like it belongs at its price.

Do you charge for a home valuation?

No. The comparative market analysis is free and carries no listing agreement. If the numbers say now isn't your moment, I'll tell you that too.

I'm a year out from selling. Too early?

That's the best time to call. A year of lead time is what makes the difference between fixing the right two things and spending money on the wrong five.

What if my house needs work first?

Most do. I'll walk it with you and give you a short, prioritized list of what actually returns money at resale — and what to leave alone. I know the trades in the area and roughly what they charge.

Do you work with investors?

Yes — rentals, lease-purchase, flips, and long-hold. I'll run rent comps and cash-flow numbers with you before you commit, including renovation costs at real pricing.

What about flood zones and insurance?

Unavoidable questions in Acadiana, and better answered before you write an offer than after. I'll pull the flood zone and talk through what it means for your premium and your resale.
